Challenge
Our homeowner contacted Bone Dry Masonry with issues at her one story ranch home in Berea. She reported she had experienced continual leaking over time & that she had tried having the problematic area addressed. After many headaches & water drips later, she found us.
Solution
Before jumping headfirst into a solution for an issue that was not clear cut, Joe determined performing a water test on the area would be a better place to begin. The water test concluded that the crown and flashing were in the most need of repair, but that the failing mortar joints also added to the mess. After removing the existing crown, tar & first course of bricks, our masonry team installed a new 4″ concrete crown, flue tiles & stainless steel raincap. In additon, James & the crew addressed the bad mortar jonts & applied a masonry grade water repellent to offer an extra layer of protection. Lastly, cleanup included not only general debris removal, but also a full chimney sweep to ensure the chimney was returned to square one.

All shingles & existing flashing on the chimney were removed to better allow our team to assess the decking underneath.
A hole was cut to install an extra box vent to assist in adequately venting the home.

Water barrier is laid out on the decking & sides of chimney to offer additional protection from possible leaks.

Flashing is ground into the mortar joints & sealed to act as a ‘first line’ of leak defense. -

New shingles were also installed. Shingle color is matched as closely as possible on all Bone Dry jobs. Shingles can sometimes be obvious at first, but with Mother Nature’s help, these will blend beautifully. -

Opposite side of finished product. This view shows the lipping of the flashing along the ridge line. With the chimney being in a central location in the home, this metal flag will further divert water down the roof & to the gutters as intended.
